Poland’s retail parks are expanding beyond shopping by adding fitness clubs, children’s entertainment and services designed to generate more frequent visits. According to Cushman & Wakefield, 76% of consumers under 40 shop at retail parks at least once a week. Grocery discounters remain the main traffic driver, but non-food discounters, health and beauty retailers, gyms and play centers are gaining importance. Xtreme Brands said nearly 80% of the 112 location agreements it signed in 2025 involved retail parks.

Food service remains more challenging because visits are typically short, although leisure uses may extend dwell times. Expansion remains concentrated in towns below 50,000 residents, while growth in Poland’s largest metropolitan areas is slowing.
