According to the data of the consulting company Colliers International, the demand for modern office space in Katowice in the first quarter of 2020 remained stable and amounted to 20,400 sqm. The average demand for space in the last four quarters in this market was 23,000 sqm/quarter. Of all Katowice lease agreements signed in the first quarter of the year, as much as 76 percent were pre-let transactions.

The total resources of modern office space in the Upper Silesian Metropolitan Area amounted to 716,800 sqm, of which 548,000 sqm is located in Katowice. The largest building commissioned in the first quarter of the year on the Katowice market was Building A of the Face2Face Business Campus complex with an area of ​​19,600 sqm.

"Despite the coronavirus pandemic, developers are not interrupting the implementation of already started projects. However, some have suspended until the end of the year the decision to start construction of new, announced investments. This happened in the case of those buildings that have not yet been secured by preliminary lease agreements. Such cautious actions of developers are dictated including the expectations of banks financing these investments, but we estimate that by the end of 2022, the supply of modern office space in the region will increase by an additional 210,000 sqm," Barbara Pryszcz, regional director at Colliers International in Katowice, said.

The largest office buildings currently under construction in Katowice are KTW II (39,900 sqm), Global Office Park (57,000 sqm), Face2Face Business Campus B (26,600 sqm) and Silesia4Business I (25,900 sqm).
