Swedish property company Eastnine plans to expand its office portfolio in Warsaw and Poznań over the next three to five years, with no plans to enter new markets. In late September, it acquired Warsaw’s The Bridge for €241 mln, below its €285 mln valuation after adjustments for vacancies, rent discounts and tenant factors. The acquisition increased Eastnine’s property portfolio by 27% quarter over quarter. The 55,000-square-meter building is 98% leased but only 57% occupied.

The company expects full occupancy in the coming months. Comparable rental revenue rose 3% y/y in Q3, while occupancy across its other properties reached a record 97.2%. Eastnine plans to manage its Polish buildings itself by 2027.
