Warsaw suspends decisions on developers requests regarding Integrated Investment Plans
Warsaw City Hall is handling so many cases under the lex deweloper housing special act that it is suspending opinions on Integrated Investment Plans. It will return to this task no earlier than Q4 2026, after the draft general plan is submitted to the Warsaw Council. Since the housing act came into force, developers have filed 82 applications in Warsaw. By early May 2026, the council had approved 16 projects and rejected four. The city estimates that approved location decisions could deliver 7,000-9,000 flats, although this could double or triple within six months.
Developers’ guaranteed contribution to municipal infrastructure from the 16 approved schemes is estimated at PLN 420 mln gross, mainly for schools, roads and green areas.
