Seasonality has long remained one of the key challenges for coastal developments in Poland. Wave Świnoujście Thermal & SPA, developed by Green House Development, is being created in response to this issue, introducing a resort model designed to operate year-round. A central element of this concept is the extensive Thermal & SPA zone, which redefines how seaside destinations can be experienced beyond the summer season.
Świnoujście has for years been strengthening its position as one of the most important spa destinations on the Polish coast. Its wide beaches, spa park and distinctive seaside character create natural conditions for relaxation. However, like most locations along the Baltic Sea, its functioning remains largely dependent on seasonality. Wave Świnoujście does not compete with this natural potential but complements it by introducing infrastructure that allows visitors to enjoy the destination throughout all twelve months of the year.

“From the very beginning, we knew that location alone, even the best one, is no longer sufficient. The premium market expects more than a sea view and a high-standard apartment. When designing Wave Świnoujście, we envisioned a place that would operate year-round and naturally align with the city’s spa character. The Thermal & SPA zone has become one of the foundations of this concept, as it delivers real value to both guests and investors, while reducing the project’s dependence on seasonality,” says Kamil Gaszyński of Green House Development.
Within the development, the thermal spa zone has not been treated as an addition to the hotel function or merely a branding element. The decision to create over 4,000 sq m of Thermal & SPA space was made at an early design stage and influenced the entire concept of the project. It is infrastructure that genuinely extends the resort’s functionality beyond the summer months and enables an attractive offer also in autumn and winter.
The wellness concept consciously departs from the traditional understanding of thermal facilities known from mountain resorts. It is not based on natural geothermal sources or balneology. Instead, it focuses on the experience of warmth and regeneration, designed through architecture, technology and carefully planned user scenarios. The concept draws inspiration from European wellness resorts, particularly in Italy, where bathing in warm water is part of a daily ritual rather than a seasonal attraction.
At the heart of the zone is a multimedia pool, where light, sound and water create a cohesive atmosphere of relaxation. Underwater sound systems and dynamic lighting scenarios transform bathing into an immersive experience. A year-round outdoor pool, heated even in winter, allows guests to enjoy the facilities regardless of weather conditions. The offer is complemented by proprietary sauna rituals, cooling zones, graduation towers and solutions designed with families in mind.
The architecture of the development follows the same philosophy. The fan-shaped layout of three buildings opens the complex towards the sea and the spa park, ensuring natural daylight and a smooth transition between spaces. The use of stone, wood and greenery allows the project to blend harmoniously into the spa landscape without dominating its surroundings.

Access to a year-round offer increases resilience to seasonal fluctuations and stabilizes the asset’s performance beyond the peak summer period. In practice, this means that apartment owners acquire not only a property in an attractive location, but also a stake in a project based on a consistent, year-round operational concept.
