Polish logistics developer 7R has entered the German market after signing a binding agreement for its first investment and forming a partnership with investor SMA to allocate EUR 200 mln to warehouse projects. The company plans to develop modern logistics properties in Germany’s major BIG 7 cities: Berlin, Hamburg, Munich, Cologne, Frankfurt, Stuttgart and Düsseldorf. Projects will be built under the 7R City Flex and 7R City Park concepts, focused on urban logistics near large metropolitan areas.

In 2026 the firm intends to acquire one to two land plots and one to two existing assets. Germany’s warehouse market is expanding, with leasing volume reaching about 6.1 mln sqm in 2025, up 14% y/y, driven by logistics operators and growing e commerce demand.
