The modern warehouse space market in Poland is still undergoing a strong development phase, according to the latest data from Colliers. The total supply increased in the first quarter of 2021 by approx. 746,700 sqm, i.e. as much as 64 percent more than in the same period last year. The total stock of warehouse space reached nearly 21.4 million sqm.

This good result was due to the commissioning of, among others, BTS warehouse for Euro-net as part of Prologis Park Janki (73,400 sqm), two phases of Panattoni Park Gdańsk Airport (71,600 sqm in total), Panattoni BTS Czeladź for 4F (67,000 sqm), or two buildings as part of the 7R Park Beskid II investment (a total of 54,400 sqm).

“Developers notice the great investment potential of warehouse properties and decide to implement further projects. Currently, nearly 2.5 million sqm of modern warehouse space is under construction,” Agnieszka Bogucka, an analyst in the Advisory and Market Research Department at Colliers said.

The largest investments under construction include BTS Amazon Świebodzin (203,500 sqm), subsequent stages of Central European Logistics Hub (179,200 sqm), and Hillwood Stryków II (72,900 sqm).

“The Covid-19 pandemic and the trends brought about by (like, among other things, contributed to the increased interest of developers in expanding their warehouse portfolio in Poland. on nearshoring. Companies are increasingly choosing to locate their production closer to their home country or sales region, as the location of production centers in Asian regions began to be perceived as relatively risky. After last year's experience, the aim is to shorten the supply chains, and thus, more production is transferred to Europe. This is a great opportunity for Poland, which is perceived as an attractive business location, incl. due to the availability of highly qualified employees with relatively low labor costs,” Agnieszka Bogucka added.
