Studio apartments are losing popularity in Poland as buyers increasingly seek larger homes. According to Morizon-Gratka expert Marcin Drogomirecki, today’s typical buyer has stable employment, relatively high income, and substantial savings, using a mortgage only to supplement their own funds. Demand is strongest for newer two- and three-bedroom apartments intended for personal use, while weaker rental-market conditions have reduced investor interest in studios. Four-bedroom homes are also attracting more attention as households become wealthier and prioritize comfort.

A more stable market allows buyers to compare offers carefully and consider future resale value. Secondary-market apartments remain competitive because they are often ready to occupy, unlike new homes requiring expensive finishing. Łódź is the only major city analyzed where average asking prices fell year on year.
