Apartment rental becoming too expensive for 40% of Poles
Housing affordability is becoming a growing problem across Poland. Transaction prices now average around PLN 16,000 per sq m in both Warsaw and Zakopane, while prices exceed PLN 12,000 per sq m in 15 cities. A typical 50-sq-m apartment therefore costs roughly PLN 600,000-800,000, with mortgage payments reaching PLN 4,000-5,000 per month, close to the median net salary. Renting is also burdensome. In Warsaw, a typical two-bedroom apartment costs around PLN 4,200 per month, or about 55% of the median salary.
As a result, an estimated 30-40% of Poles fall into a “rental gap,” earning too much for public housing support but too little to comfortably buy or rent suitable housing.
