Poland’s residential rental market is seeing a sharp increase in supply, strengthening tenants’ negotiating position and limiting rent growth. In June, 33,100 new listings appeared across 17 cities, up 30.1% y/y, while the total number of active offers reached 66,700—the highest level in several years. The increase reflects seasonal student vacancies, properties shifting from short-term to long-term rental and owners temporarily renting homes they cannot sell.

Average rents remain broadly stable at around PLN 56 per sq m, with Warsaw the most expensive market. Average net rental yields stand at 4.9%, with the highest returns generally offered by smaller flats. High supply should continue to restrain rent increases.
