Apartments without balcony sometimes cheaper, sometimes more expensive
Otodom data show that 85% of apartments listed for sale have some outdoor space, such as a balcony, terrace or garden. Balconies are the most common, appearing in 60% of listings, or 117,833 ads. Buyers increasingly treat balconies as standard, using the balcony search filter twice as often as renters. However, prices show a paradox: on the primary market, apartments without outdoor space are the most expensive per sqm, mainly because they are often small, centrally located studios in high-standard buildings. On the secondary market, the lack of outdoor space lowers values. Terraces command the strongest premium, especially in used apartments, and can also raise rental income.
