At a Noble Securities webinar, housing economist Jan Dziekoński said Poland’s market is shifting toward completed apartments: more than half are now sold after a building receives occupancy approval, with the share reaching 70% in some markets. Weak sales have left developers with 30% to 50% of units unsold at completion, prompting discounts and finishing work before sale. Buyers increasingly prefer ready homes over waiting two years.

Atal stood out in the third quarter of 2026, selling nearly 1,000 apartments, roughly as many as in the first three quarters of 2025. Its discounts and completed inventory attracted buyers, while other listed developers had no dramatic sales gains. Premium projects are slower to sell amid numerous competing offerings.
