Private outdoor space is becoming an increasingly important factor in property values. According to Otodom, 85% of homes listed for sale include a balcony, terrace, or garden. Balconies are the most common, appearing in 60% of listings, while terraces and gardens account for 13% and 12%, respectively. Terraces command the highest prices and rents because supply is limited and demand remains strong. Developers say well-designed outdoor areas increase construction costs but improve competitiveness, shorten sales times, and support higher margins. Gardens have also made ground-floor apartments more attractive, particularly to families and pet owners.

As balconies become standard, terraces and gardens are emerging as premium features that can significantly increase a property’s appeal and long-term value.
