Demand for warehouses increased by 58% y/y
Poland’s warehouse market entered a new phase in the first half of 2026, with net demand rising 58% y/y and vacancies falling to 6.3%. Tenants leased 3.51 million square meters, the second-highest first-half total on record, with new leases and expansions accounting for 60% of activity. Meanwhile, space under construction fell 11% y/y to 1.30 million square meters, the lowest level in more than nine years, increasing pressure on availability and rents. Logistics, e-commerce and Asian online platforms were major demand drivers.
Investment activity also strengthened, with warehouse and industrial transactions reaching €782 million, up 13% y/y. AXI IMMO expects strong tenant demand, lower vacancies and gradual rent growth in selected markets during the second half of 2026.
