The Polish government has approved draft legislation that would give farmers greater protection from legal claims over noise, odors and other nuisances associated with agricultural activity. Farmers operating legally could also work at night when required by weather, biological cycles or production schedules. Buyers of property outside city limits would have to acknowledge potential agricultural disturbances in the notarial deed. Real estate experts say the changes could affect land and housing values, particularly near intensive livestock farms, where buyers would have fewer legal options to challenge nuisances.

Developers may increasingly treat proximity to active farms as an investment risk, while properties near ordinary farmland could retain or even gain value because of open views and reduced development pressure.
