Energy is key component of warehouse rental market
The industrial and warehouse leasing market in Poland is accelerating, but tenant expectations are becoming more demanding. Companies now require highly specific parameters from the start, rather than adapting spaces later. Key factors include location, cost, quick production launch, access to skilled labor, and especially energy availability. Electricity has become a critical decision factor, with tenants prioritizing not just connection access but scalable power capacity as operations grow.
According to Daniel Oponowicz from REINO IO Logistics, demand is rising, including from Asian firms, but competition is intense due to strict requirements. Poland is now viewed as a nationwide logistics market, with locations near major highways gaining importance.
