JLL expects developer home sales in 2027 to match 2026 levels or fall slightly, with y/y growth considered unlikely. Sales in 2026 across Poland’s seven largest markets could reach about 50,000 units. A large supply of completed homes is viewed as temporary and beneficial because it gives buyers more choice and limits price increases. However, mortgage rates may not fall before mid-2027, while election campaigning, security concerns and rising construction costs could weigh on demand and developer margins.

Demographic and labor market changes are also reducing demand from first-time buyers. JLL says fiscal tightening may follow the 2027 election, and the risk of a property value tax is increasing, though a gradual introduction may limit its impact on demand.
