Obtaining the occupancy permit marks the completion of a key stage in the development of Esy Floresy and paves the way for the handover of apartments to buyers. For Flora Development, it also represents an important milestone in a project that has, from the outset, been developed in the context of the broader transformation taking place in Służewiec. For many years associated primarily with office buildings, this part of Mokotów is increasingly taking on a residential character, with more greenery and amenities supporting everyday life.
Esy Floresy is one example of this transformation. The project was not conceived simply as another residential address among office buildings, but as a development intended to strengthen the new character of this part of Warsaw: more diverse, more liveable and more urban. It demonstrates that high-quality residential projects can also be delivered in this part of Mokotów, with a distinctive concept and amenities designed to serve residents long after construction has been completed.
The development at 7 Cybernetyki Street comprises two buildings: Esy, with 95 apartments, and Floresy, with 118 apartments. The units range from 27 to 141 sqm and offer one- to five-room layouts. Grupa Unibep is the general contractor for the development.
“Esy Floresy is an important project for us not only because of its scale, but above all because of its location. This part of Mokotów is undergoing significant change, and we wanted to create a development that responds well to this transformation. It was not about simply adding another building to the map of Mokotów, but about creating a project with character, greenery, thoughtfully designed common areas and solutions that will genuinely be used by residents,” says Dominik Różański, CEO of Flora Development.
Esy Floresy has undergone a BREEAM pre-assessment. The development incorporates photovoltaic systems, rainwater retention, electric vehicle charging stations, LED lighting and smart building solutions. Residents also have access to a residents’ club and a rooftop viewing terrace.
For Flora Development, Esy Floresy also reflects the company’s approach to urban areas undergoing functional transformation. Służewiec is not being transformed by a single development, but every well-considered project contributes to this process. In this sense, the development at 7 Cybernetyki Street is not only a completed residential project, but also part of the broader transformation of this part of Mokotów.
Following the completion of this key stage of Esy Floresy, Flora Development remains active in other areas of the market. The company is preparing to launch sales of its next residential project while continuing its efforts to acquire new properties. This forms part of a strategy based on the selective choice of locations, careful consideration of the local context and the creation of long-term value in the city.
Flora Development consistently develops projects that combine secure investment with the creation of new value for the city. The company continues to grow while maintaining its boutique approach, with individual attention given to every project and a strong emphasis on quality that should be evident not only at the point of sale, but also in the everyday use of its buildings.
