Housing developers optimistic, but no housing boom yet
Poland’s largest residential developers posted strong results in H1 2026, with sales, revenue and profits rising sharply. Atal sold more than 1,500 units, up 110% y/y, while revenue nearly doubled and net profit rose 182%. Dom Development recorded its best-ever first half, selling almost 2,400 units, while Develia also posted strong growth. Despite improving demand, analysts do not expect a renewed housing boom. High supply and strong competition are limiting developers’ ability to raise prices, while stable interest rates may cap further demand growth.
August sales across Poland’s seven largest markets rose 25% y/y, but experts expect gradual absorption of supply rather than rapid price increases.
