Matexi Polska plans a new housing development at Przasnyska Street in Warsaw, which could transform part of the Żoliborz district. The project would replace an old warehouse office building with a six to seven story residential complex containing 176 apartments, retail space and an underground garage.

Designed by the SAAW studio, the plan emphasizes greenery and public space. Over 4,000 sq m of green areas are planned, including about 120 new trees, with an open courtyard accessible to residents and neighbors.

The development will also include 184 parking spaces, service premises such as cafes or pharmacies and social infrastructure. The investor plans to upgrade a nearby street and support a local school. The project’s final approval will depend on consultations and a vote by Warsaw city councilors.
