Poland’s housing market is no longer being driven by government support programs and has returned to a more predictable balance between supply and demand, according to Skanska Residential Development Poland. The company says sales now depend mainly on buyers’ genuine housing needs rather than short-term incentives.

Demand continues to determine when developers launch new projects, while buyers’ sense of financial and economic security remains critical. Customers increasingly seek practical layouts, space for remote work, and larger balconies. Skanska plans to enter the Wrocław market and expand its land bank in major cities. It will continue focusing on higher-standard, energy-efficient developments that offer greater comfort and lower operating costs. The main challenge remains the lengthy preparation stage for new projects.
