New investment in Warsaw to create 2,300 apartments on 22 hectares

A major mixed-use district is planned on 22 hectares of former railway land on Ordona Street in Warsaw’s Wola district. The Odolany Kolejowe project, developed by PKP S.A. and Xcity Investment, will include more than 2,300 apartments totaling about 117,000 sq m of residential space, along with approximately 42,000 sq m of retail, services and other complementary uses. The masterplan also provides for public spaces and greenery and follows the 15-minute city concept. The site has been divided into three investment areas, each to be developed with a separate joint-venture partner under a single masterplan.

CBRE conducted feasibility, market and financial analyses, while architectural studio SAWAWA helped optimize the project’s commercial and urban potential.
