The “lex developer” housing project at Grenadierów Street in Warsaw’s Praga-Południe district has returned in a revised version. The new plan increases the scale from 168 to a maximum of 216 apartments, ranging from studios to four-room units sized 30–64 sqm, with two-room flats dominating. The development, called Nowy Grochów, will be built on a 3,860 sqm plot currently used as a parking and storage area. The project includes ground-floor retail space, a two-level underground garage with over 200 parking spots, and open green areas with a public courtyard.

The redesigned concept was created in consultation with city planning authorities and aims to better integrate into the surrounding urban fabric.
