Nearshoring, e-commerce growth, and the need for more secure supply chains are strengthening Poland’s position in Europe’s industrial real estate market. According to REINO IO Logistics CEO Dorota Latkowska, Poland benefits from its strategic location, EU and NATO membership, skilled workforce, transport infrastructure, and expanding logistics stock. Demand is increasingly driven by dedicated manufacturing and build-to-suit facilities rather than speculative warehouses. Chinese companies have recently leased more than 700,000 square meters, while lease renegotiations account for over half of transactions.

Vacancy has fallen from about 9% to just above 7% and could approach 5% by year-end, potentially increasing rents. Defense, aerospace, automation, and reindustrialization are expected to generate additional demand.
