Many Polish landlords who invested their savings in rental apartments face serious financial difficulties when tenants stop paying and refuse to leave. Owners must continue covering mortgages, utilities, and maintenance, while legally recovering the property can take years.

Landlords cannot change locks, remove tenants’ belongings, enter the apartment without permission, or disconnect utilities, as such actions may violate possession rights and result in legal liability. They must instead terminate the lease correctly, obtain an eviction judgment, secure an enforcement order, and involve a bailiff.

Evictions may be further delayed when tenants qualify for social housing, including pregnant women, minors, people with disabilities, and the unemployed. Enforcement is suspended until the municipality provides suitable accommodation.
