Portico Marina receives building permit after eight year process
After eight years of administrative and court proceedings, the Portico Marina project has obtained a final, legally binding building permit. The delays were caused mainly by repeated appeals from neighboring residents and unclear provisions in the local zoning plan, not by regulatory non-compliance. Courts, including Poland’s Supreme Administrative Court, ultimately confirmed that the project fully met legal and environmental requirements. Located in northern Zegrze, Portico Marina will be the only new development with direct access to the Zegrze Reservoir, offering 88 premium apartments with water views, a private marina, and extensive leisure facilities.
Construction is scheduled to begin in the first quarter of 2026. According to the investor, the lengthy process strengthened the project by improving documentation, design quality, and legal certainty for future buyers.
