Rental market has negotiable climate but rents high anyway
Poland’s rental housing market is becoming more balanced as a steady supply of listings and weaker demand improve tenants’ negotiating position. According to a Morizon-Gratka survey, 56.4% of respondents consider the number of available rentals balanced or high, suggesting there is no major shortage of listings. Supply has been supported by apartments purchased in recent years as investments, while some higher-income tenants have moved into homeownership after gaining access to mortgage financing. As a result, landlords increasingly need to compete for tenants and are more willing to negotiate lease terms.
However, affordability remains a challenge: tenants have more choice and bargaining power, but rents are still high and remain beyond the reach of some households.
