Residential plots under price pressure in two cities
Poland’s land market is accelerating as falling supply and rising demand push prices higher, especially for building plots. Nationwide supply has declined 13%, while demand has increased 7%. For building plots specifically, demand is up 21% and supply is down 11%. Warsaw and Kraków stand apart as premium markets, with asking prices approaching PLN 900 per sq m in the capital and PLN 600 per sq m in Kraków. By comparison, average prices in Opole and Olsztyn remain below PLN 200 per sq m. Gdańsk recorded the fastest annual price growth at 24%, followed by Kraków at 20%.
Across Poland’s 16 regional capitals, the average land price rose 6.8% year over year to PLN 372 per sq m.
