Polish homebuyers are increasingly favoring larger apartments over studios, according to Ronson Development sales chief Małgorzata Maziarz. Developers sold about 4,300 apartments across Poland’s seven largest markets in August, up 25% y/y. Studios are now often among the last units to sell, while three- and four-room apartments attract stronger demand. Analysts attribute the shift partly to fewer investors buying small units and more families and existing homeowners seeking extra space as borrowing costs ease.

Developers may respond by building more larger units and designing apartments that can be combined. The trend is strongest in Warsaw; sales of homes larger than 90 square meters were less prominent elsewhere. Ronson expects relative price stability, though Warsaw may still see increases.
