Szczecin, Rzeszów and Białystok lead warehouse markets
Szczecin, Rzeszów, and Białystok lead a ranking of smaller Polish cities with strong warehouse market potential. Although more than 80% of the country’s warehouse stock remains concentrated in six major regions, over half of warehouse investment volume now goes to locations outside the main logistics hubs. This reflects nearshoring, regionalized supply chains, improved road infrastructure, and rising operating costs in major cities. Medium-sized markets are increasingly viewed as strategic locations for logistics, manufacturing, and distribution rather than emerging alternatives.
Szczecin benefits from port access and proximity to Germany, while Rzeszów offers strong industrial expertise and a strategic location near Via Carpatia and Ukraine. Investors increasingly assess entire local ecosystems, including labor, infrastructure, energy, costs, and expansion potential.
