Tenement houses at center of Warsaw competing with class A office buildings
Joanna Czapska, CEO of Partners International, says restored historic tenement buildings in central Warsaw are gaining importance in the premium office market. While a building’s history adds prestige, location in the city center remains the key factor driving value and demand.
Well executed renovations combine historical features with modern office standards, allowing such properties to compete with top class office buildings in both rents and demand stability. However, transactions are complex and require lengthy legal and technical due diligence. Limited supply of historic buildings increases their investment appeal. For tenants, unique architecture and central location offer both prestige and convenience, making these spaces attractive alternatives to standard office developments.
