Transaction prices for new apartments in Poland’s seven largest cities fell slightly in the first quarter of 2026, according to data from Narodowy Bank Polski. Average transaction prices on the primary housing market declined by 0.3% y/y and 0.1% q/q, reaching PLN 14,245 per square meter.

The data covers Warsaw, Kraków, Wrocław, Poznań, Łódź, Gdańsk, and Gdynia — the country’s most active real estate markets.

At the same time, asking prices continued to rise. Average offer prices increased by 2.5% y/y and 1.3% q/q, reaching PLN 15,637 per square meter. The figures suggest a growing gap between seller expectations and final transaction prices in Poland’s housing market.
