Transaction prices of apartments in Poland fell slightly at the end of 2025, with similar corrections seen in the building plots market, according to data from Cenatorium. In December, apartment prices declined modestly, including a more noticeable drop in Warsaw, mainly due to large developer supply, year-end discounts, and overpricing after the 2023 boom. Analysts believe the decline was temporary and expect renewed price growth driven by rising real household incomes, interest rate cuts, and growing buyer acceptance of higher prices.
Prices of building plots also dipped despite strong demand, partly due to limited supply and legal uncertainty linked to upcoming spatial planning reforms. Experts warn that regulatory chaos may constrain land supply and support future price increases.
