Poland’s modern warehouse and industrial stock reached 38 million square meters at the end of June 2026. Mazowieckie, Śląskie and Dolnośląskie were the largest markets, with 7.74 million, 6.34 million and 5.43 million square meters, respectively. Developers delivered 578,600 square meters in Q2, while 1.3 million square meters remained under construction nationwide. The vacancy rate fell to 6.6%, from 7.3% in Q1 and 8.2% a year earlier.

Gross leasing demand reached 1.93 million square meters, led by Śląskie, Łódzkie and Dolnośląskie. New leases, including built-to-suit projects, accounted for 62.5% of demand, renewals for 33.5%, and expansions for 2.5%.
