Warehouse market changing faster than ever
Warehouse tenants are increasingly looking beyond rent and location, focusing instead on total operating costs, energy efficiency, building quality, technology, and employee comfort. According to LemonTree’s Maciej Krawiecki, developers must deliver facilities that reduce long-term costs through better insulation, airtightness, photovoltaics, heat pumps, and energy-management systems. ESG remains important, but solutions must generate measurable economic benefits rather than serve primarily as marketing tools. Tenant expectations are also shifting toward higher-quality office and social areas, with greater attention to daylight, air quality, temperature, and architecture.
Looking ahead, automation, AutoStore systems, mezzanines, R&D functions, and other technologies are expected to reshape logistics facilities and improve operating efficiency.
