Warehouse market tightening as developers slow down
Poland’s warehouse market strengthened in the first half of 2026 as leasing activity rose 21.3% y/y to 3.51 mln sq m and the vacancy rate fell to a three-year low of 6.6%. New leases accounted for 63.5% of transactions, showing that companies are expanding logistics networks rather than simply renewing contracts. Development remains restrained, with only 1.3 mln sq m under construction, down 11% y/y and the lowest level since 2017.
Investment activity also accelerated, with funds placing EUR 782 mln into warehouse and logistics assets, 36% above the five-year average. US investors accounted for 68% of transaction value, with long-term leased properties attracting the strongest demand.
