Difference between market and housing prices could cost thousands
Although average apartment prices in some Polish cities still appear high, the market is becoming more complex, with discounts, promotions, and negotiations playing a growing role. Buyers are better prepared, compare offers carefully, and increasingly distinguish between asking prices and actual transaction prices. According to Spravia’s Ewa Perkowska, ready or nearly completed apartments are gaining popularity, although demand also remains strong at the launch of new projects.
Transaction prices in many cities are stable, and in some cases slightly lower y/y, while asking prices are often pushed up by more expensive new developments. In Warsaw, newly launched apartments average more than PLN 23,000 per sqm, but transaction prices are around PLN 16,000 per sqm.
