ESG gains weight
Environmental certification is becoming increasingly important in Poland's commercial property market as corporate occupiers place greater emphasis on sustainability targets and regulatory reporting requirements. Experts cited by Eurobuild point to certifications such as BREEAM, LEED and WELL as key factors in leasing decisions, particularly among international companies with formal ESG obligations.
Although location, accessibility and cost remain fundamental considerations, certification can strengthen a building's competitive position by demonstrating energy efficiency, environmental performance and workplace quality. Developers also argue that certified properties benefit from lower operating costs and improved tenant retention. The trend reflects a broader shift in the market toward long-term asset quality rather than simple square-metre comparisons.
