The results of the latest RICS Poland Commercial Property Monitor survey for Q4 2019 differ depending on individual sectors. The condition of commercial real estate is deteriorating more and more, in the case of office and warehouse space the trends are relatively stable.
The Occupier Sentiment Index fell in Q4 from +9 to +1, reflecting the overall decline in dynamics in the area under review in the past quarter. This is largely due to a decrease in demand from tenants in the entire commercial real estate sector.
At the same time, demand from tenants increased in the office and industrial sectors.
The Investment Sentiment Index increased in Q4 to +14, with the previous reading at +10. Nevertheless, its moderately positive value still indicates a limited economic situation.
"In addition to a very strong office sector and unflagging interest in warehouse real estate, we are observing the development of alternative asset classes. In 2019, the largest portfolio transaction in the private student housing segment was finalized," Kamil Kowa.
