Despite frequent criticism of developers in media and social networks, its impact on buyers’ decisions is limited. According to expert Jacek Piotr Kacprzyk, economic fundamentals – interest rates, credit availability and pricing – matter far more than online opinions. The narrative that developers “inflate prices” is an oversimplification, as housing costs are driven by rising land, materials and labour prices as well as regulatory and financial conditions.
Developers are rebuilding trust through greater transparency, ESG standards and modern communication tools such as virtual tours. However, negative narratives can complicate relations with local authorities and slow administrative decisions. In the long term, insufficient dialogue between the industry and the public increases uncertainty and may hinder market development.
