Key changes coming for property owners in next two weeks
Polish landowners and residential developers face important regulatory changes that could affect property values and investment potential. From September 1, 2026, no new proceedings can be launched under the special “lex developer” housing procedure, although cases started before that date may continue under existing rules.
At the same time, municipal General Plans are becoming increasingly important for determining how land can be developed. These plans will replace existing planning studies and influence eligibility for zoning decisions. Investors are therefore being advised to review both current and proposed planning documents before buying or selling land. Favorable planning changes could increase a site’s value, while new restrictions could significantly reduce its development potential.
