Kraków with the highest demand for offices in the regions in 2021
Demand has been sustained in the Krakow office market for several years at the highest level among regional cities – in 2021, tenants signed contracts for nearly 160,000 sqm. The structure of demand was dominated by relocations and new contracts, the share of which
compared to 2020, increased by nearly 15 percent.
"Although the demand remained at a similar level as in the previous year, we can see clear changes in the structure of lease contracts. In 2020, new contracts and relocations accounted for 45 percent, but in 2021 as much as 59 percent. Out of transactions for nearly 22,500 sqm, in which we advised our clients, the two largest – the lease of 8,600 sqm in Podium Park A by Heineken Global Shared Services and 5,300 sqm in Brain Park by Pepsico Global Business Services, are new contracts," Anna Galicka-Bieda, Partner, Regional Director of Colliers in Krakow, said.
In 2021, over 60,000 sqm of offices were added in Kraków, which after the Tri-City is the second result among regional cities. The largest completed investments include, among others Tertium Business Park B (13,400 sqm), Ocean Office Park A (13,000 sqm), and Equal Business Park D (11,400 sqm). Despite the lowered new supply ratio, the capital of Małopolska remains after Warsaw, the largest office market in Poland with nearly 1.62 million sqm of offices.
