Office market in Warsaw exceeds 7 mln sqm of total space

In May 2021, the total office stock in Warsaw exceeded 7 million sqm, according to REDD data. In recent days, the Warsaw UNIT building, which has received an occupancy permit, has helped in this.
"May will go down in history in the office market in Poland. One of the most anticipated investments in Warsaw – the Warsaw UNIT office building, built by Ghelamco Poland, received an occupancy permit. Thus, the office real estate market in Warsaw exceeded 7 million sqm of total space. There is still over 500,000 sqm of office space under construction," Piotr Smagała, REDD Managing Director, said.
Warsaw UNIT received the occupancy permit after 48 months of construction. The facility offers 57,000 sqm of modern office space on 45 floors. The lease of space in the building was announced by companies such as the insurance tycoon Warta and CBRE, which is one of the world's largest consulting companies in the commercial real estate sector. CBRE is also the building manager. Currently, the building is already leased in nearly 50 percent.
Almost 1 million sqm of office space is available for lease throughout Warsaw, including 800,000 sqm which can be rented immediately – show REDD data. The vacancy rate is 11.99 percent.
In recent months, the following buildings have also been delivered to the Warsaw market: Forest Kampus (19,700 sqm), another two buildings of the Koneser complex (17,700 sqm), 2nd stage of the Moje Miejsce complex (15,200 sqm), X20 (13,700 sqm), and the first building of the Baletowa Business Park complex (8,000 sqm).
The office stock in Poland amounts to almost 13 million sqm.
