Located at 10 Żelazna Street, at the intersection of Grundmanna and Żelazna streets in the Dąb district, the development occupies an area that has undergone significant redevelopment over the past decade. Formerly characterized by industrial activity, the neighborhood is now home to residential and office projects, including Grundmanna Office Park and Silesia Business Park.

Building C will contain approximately 5,300 sqm of residential space, nearly 140 parking spaces, 36 storage units and a ground-floor commercial unit. Apartments will range from studios to four-room units, with balconies and terraces measuring up to 37 sqm.

Construction of the final phase is scheduled for completion in the first quarter of 2028. Buildings A and B, comprising 241 apartments, are expected to be delivered in the fourth quarter of 2026. Across the completed development, apartments will range from 25 to 95 sqm.

Shared amenities target changing residential needs

A central feature of Apartamenty Grundmanna is its residents-only amenity area, which includes a private gym available without additional fees, a coworking and meeting space, and a children's playroom. The development will also provide a reception area, bicycle and stroller storage, landscaped grounds, outdoor seating areas and a playground.

“Grundmanna is a green, multifunctional complex designed to evolve with its residents,” said Anna Łagowska-Cioch, Vice President of Resi Capital by Cavatina. “The gym, coworking space, children's playroom and meeting areas encourage a sense of community, while greenery around and inside the buildings offers a place to relax in the heart of the city.”

The project was designed by Elżbieta Pajdzik of Cavatina's in-house architectural team. Its exterior features a light-colored facade wrapped in a decorative perforated screen intended to create changing patterns of light and shadow throughout the day.

Large windows, glazed circulation areas and naturally lit stairwells are designed to maximize daylight. Apartments on the top floor will have ceiling heights of approximately 2.75 meters.

According to Pajdzik, selected studios have been designed to accommodate a separate sleeping area, offering some of the functionality of a two-room apartment within a smaller floor plan.

Location connects offices and city center

The development is approximately a 12–13-minute walk from Spodek and 20 minutes from Katowice's Market Square. A tram stop is located around 200 meters away, while Silesia City Center and several major office developments are within walking distance.

The location also provides road access toward the A4 motorway and the wider Upper Silesian metropolitan area.

The proximity of office developments, including Grundmanna Office Park and Silesia Business Park, is an important part of the project's positioning, with Resi Capital targeting both owner-occupiers and buyers interested in rental opportunities.

Cavatina expands its Katowice portfolio

Katowice is one of Cavatina Group's principal development markets. Alongside Apartamenty Grundmanna, the company is developing Global Apartments within Global Office Park, Belg Apartamenty, Katowicka Residence and Osiedle Jankego.

Together, the five residential projects represent a portfolio of nearly 2,000 apartments in the city.

The group's commercial portfolio in Katowice includes Global Office Park and Grundmanna Office Park, the latter of which delivered its first building in 2024.

Global Office Park, located on Mickiewicza Street, combines two 100-meter office towers with a 27-story residential tower on a shared podium containing retail, restaurant and service space. The development also incorporates more than 2,300 sqm of green terraces. Its office tenants include ING Tech, Hyland and Concentrix, while the office towers have achieved BREEAM Outstanding certification.

With the launch of Building C, Resi Capital is completing the residential component of Apartamenty Grundmanna, contributing to the continued transformation of this part of central Katowice into a mixed-use district.
