Skyliner II Reaches Full Height in Warsaw's Business Hub

Skyliner II, the second phase of the Skyliner office complex developed by Karimpol Group near Rondo Daszyńskiego, has reached its planned structural height of 130 meters, marking a significant milestone for one of Warsaw's largest office projects currently under construction.
The building forms part of the rapidly expanding business district in Warsaw's Wola area, which has become the focal point for modern office development in the Polish capital. Once completed, Skyliner II will deliver approximately 24,000 sqm of office space, complementing the adjacent Skyliner tower, which was completed in 2021.

According to the developer, construction has progressed on schedule despite continued cost pressures affecting the European construction sector. The project is being built by Warbud and is expected to be completed in 2027.

Unlike traditional standalone office towers, Skyliner II has been designed as an extension of the existing complex, with shared infrastructure and amenities intended to create a larger business campus. The development will also include public space and greenery surrounding the buildings.

The project comes at a time when Warsaw's office market is experiencing relatively limited new supply compared with previous development cycles. Market analysts note that the slowdown in speculative construction has contributed to rising interest in high-quality office space in central locations, particularly around Rondo Daszyńskiego, which benefits from direct metro access and strong transport connections.

For Karimpol, the topping-out milestone represents another step toward expanding its presence in one of Central Europe's most competitive office markets. The developer has positioned the project as a long-term investment in Warsaw's business district, where demand continues to be concentrated in modern, sustainability-focused buildings.

With its structure now complete, work will shift toward façade installation, technical systems and interior fit-out as the project moves toward final completion.
