Its primary objective is to acquire existing hotels and resorts and unlock their business potential. The venture is led by Adam Sadowski and Andrzej Spychalski, who plan to draw on Green House Development's property development and investment experience, alongside the operational expertise of Green House HM and Solarento. Wave Hotels will also offer independent hotel owners professional management services, support in increasing revenue and solutions to optimise operating costs.

The new company intends to actively pursue investment opportunities across Poland, focusing primarily on established tourist destinations, including coastal, mountain and spa resort locations. Its targets include both well-performing hotels and properties requiring modernisation, organisational changes or a fresh approach to management. Wave Hotels is particularly interested in family-owned hotels whose owners are considering a sale, preparing for succession or seeking a partner to support further business growth.

"The Polish hotel market offers significant investment potential, particularly among existing properties that have established themselves and built strong reputations over the years. Some of these hotels now face challenges related to succession, rising operating costs or the need for further investment. We see this as an opportunity to develop a new area of business within our group. We do not want to limit ourselves to building new hotels from the ground up. We also intend to invest in existing properties, develop their potential and increase their value through professional management. Wave Hotels combines our investment experience with the hospitality expertise we have been developing for years," says Adam Sadowski, President of the Management Board of Green House Development.

Wave Hotels is backed by the experience of the entire Green House Development group, which has been active in the Polish real estate market for more than two decades. The group has established investment, development and organisational capabilities, along with extensive experience in delivering complex residential, apartment and hospitality projects. In the leisure and hospitality sector, the group has developed Wave Międzyzdroje Resort & SPA and is pursuing further investments, including Wave Świnoujście Thermal & SPA and Wave Ustka Thermal & SPA. These projects combine hotel and apartment accommodation with extensive dining, leisure and wellness facilities.

The group's property development expertise is complemented by Green House HM, the operator of Wave Międzyzdroje Resort & SPA, and Solarento, which specialises in apartment rental management under the condo model. The group's operational capabilities also encompass traditional hotel room sales, including guest acquisition, reservation management, pricing strategies and distribution channel management. This allows Wave Hotels to draw on experience in both managing investor-owned apartments and running hotel operations, supported by Green House Development's investment and property development expertise.

Acquisitions will be the primary, but not the only, focus of Wave Hotels. The company also plans to establish partnerships with hotel owners through operational management agreements, franchise arrangements and long-term leases. Depending on the specific needs of each property, its services may include taking over day-to-day hotel operations, staff management, sales and marketing, pricing strategies, as well as the development of dining and leisure services.

A key element of the company's offering will be improving hotel profitability by leveraging the resources and experience of the wider group. Wave Hotels intends to help owners reduce procurement costs by negotiating more favourable terms with suppliers, implementing modern management systems, optimising room rates and increasing the share of direct bookings. Making better use of hotel facilities and developing services that generate revenue beyond the peak tourist season will also be important areas of focus.

"Many hotel owners focus on the day-to-day running of their properties and do not always have the time, resources or tools to fully realise their business potential. Yet even a well-performing hotel can improve its results through more effective sales, better pricing strategies, optimised procurement or more efficient team management. We want to give hoteliers access to the expertise and operational capabilities we have developed within our group. In some cases, we will be interested in acquiring a property; in others, we can become a partner responsible for its management and further development. Every hotel requires an individual approach, which is why our goal is to find a partnership model that delivers tangible business benefits," says Andrzej Spychalski, Vice President of the Management Board of Green House Development.
