The first project under the brand was Wave Międzyzdroje Resort & Spa. The development comprises more than 400 apartments, virtually all sold, alongside a private beach, restaurants and extensive leisure infrastructure. Green House Development operates the property itself, including reception, housekeeping, F&B, events and revenue management.

The resort records an average annual occupancy rate of around 72%, while approximately 150,000-170,000 guests visit each year. More than 100 cultural and sporting events each season further strengthen its recognition and resort character.

The success of Międzyzdroje provided the impetus to expand the Wave brand.

Wave Świnoujście Thermal & SPA confirms strong demand

The second project, Wave Świnoujście Thermal & SPA, is being developed in the Uzdrowiskowa district, close to the promenade, beach and Zdrojowy Park. It expands the Wave model with more extensive year-round infrastructure. At the heart of the development will be a thermal and spa zone of more than 4,000 sq m, complemented by restaurants and a conference center for up to 300 people.

The project will comprise three fan-shaped buildings oriented toward the sea and Zdrojowy Park. The architectural concept was designed by Medusa Group and IDS Architekci. 

During the first six months of sales, buyers purchased nearly 60% of the initial pool of 218 apartments, despite the project still being at the demolition and site-preparation stage, with completion scheduled for Q2 2029.

Wave Ustka Thermal & Spa: architecture between forest and sea

Strong sales in Świnoujście and experience from Międzyzdroje paved the way for the third Wave project. Wave Ustka Thermal & Spa will be around a ten-minute walk from central Ustka, in a prime seafront location surrounded by a pine forest.

Once completed, the complex will comprise four interconnected buildings, around 618 apartments, a year-round thermal and spa zone and nearly 6,700 sq m of commercial and service space. Pre-sales have started for Building A, which will comprise 154 apartments and already has a building permit.

The project was designed by MODO architektura. The buildings are arranged loosely among the pine trees to avoid creating a continuous wall facing the beach. Horizontal bands of terraces will wrap around the buildings, while facades in warm, sandy tones will reference the coastal dunes. The staggered buildings will provide selected apartments with views of the sea and surrounding forest.

“Wave Ustka will stand out on the Polish coast both for its architecture and for the scale of its leisure facilities. Four flowing forms will be integrated into the pine forest and coastal landscape, while some apartments on the upper floors will offer direct sea views. The location, just a few dozen meters from the beach, will be complemented by a year-round thermal and spa zone, swimming pools and restaurants. We will operate the entire complex ourselves, drawing on the experience gained at Wave Międzyzdroje Resort & Spa. Our aim is to create another reason to visit Ustka outside the summer season,” says Adam Sadowski, CEO of Green House Development.

In addition to 154 apartments, Building A will include an underground parking garage, restaurant, swimming pool, sauna zone, gym and games room. A rooftop viewing terrace will overlook the Baltic Sea. All four buildings will be linked by internal passageways and built over a shared underground parking garage. Areas between the buildings will be dedicated to recreation, swimming pools and greenery.

The complex will include a year-round thermal and spa zone comparable in size to the one being developed in Świnoujście. Construction of the first phase is scheduled to begin in Q1 2027, with completion planned for Q1 2029.

All units will be privately owned apartments, with no obligation to place them into a rental management scheme. Owners may use rental management services, including those offered by Solarento. The model combines the freedom of a privately owned apartment with access to the resort’s full range of facilities.

Three locations, one proven brand

Międzyzdroje proved the Wave model in practice, Świnoujście demonstrated strong demand for its further development, and Ustka is becoming the next step in expanding the brand across key Baltic coast locations. Green House Development does not intend to replicate the same project in every destination. Instead, every location will have its own architectural response, reflecting its character while retaining shared Wave standards of quality, infrastructure and management.
