In the first half of 2024, demand for warehouse space in Poland increased by 21% y/y, according to CBRE. The total supply of warehouse space rose to 32.8 million sqm, a 9% increase from the previous year. New warehouse supply grew by 64% to 1.6 million sq m, but this is still lower than the previous year.

Major demand drivers include 3PL, manufacturing, and e-commerce sectors. Although some regions are experiencing oversupply, leading to a slowdown in new developments, overall rental rates have stabilized after significant increases in 2022.
