Since Poland joined the EU, the Polish warehouse market has expanded twentyfold, with over 30 million sq. meters leased. JLL experts highlight the development driven by improved road infrastructure, adding over 4,000 km of expressways. The sector took off in 2004 and grew rapidly, especially around Wrocław, Greater Poland, and Central Poland.


Significant growth periods included 2007-2008 and a resurgence post-2016, fueled by e-commerce giants like Amazon and Zalando. The pandemic further accelerated growth, leading to high development activity in 2021-2022.


Today, 54% of warehouse facilities are built in the last five years, incorporating modern technologies and sustainable solutions. Despite new investments, older logistics parks remain competitive due to their prime locations and lower rent rates.
