PZFD highlights barriers to residential construction, lengthy bureaucratic procedures causing delays

The Polish Association of Developer Companies (PZFD) highlighted barriers to residential construction, including the lack of land and lengthy bureaucratic procedures. The PZFD expects the release of land reserved for the "Mieszkanie Plus" program to address this issue. Delays in obtaining permits and appealing decisions, the absence of spatial planning, and the need for additional documentation were also identified as challenges. Removing these barriers simultaneously could potentially lower prices of new apartments.
However, experts believe price decreases may be limited in major cities and instead foresee a slight increase. PZFD president mentioned that profit margins for developers range from 12-15%, depending on the housing segment.
